October Neighborhood Real Estate Activity

Kim DeLis provided information on activity in the area in October:

Some interesting developments continue to unfold in the real estate market:
  • Laurelhurst held strong, averaging 17 days on the market compared to Seattle's average of 21 days, up 200% from last year.
  • The number of homes sold in Seattle is down 27% from October 2021, but there were 15 active listings in Laurelhurst, up from two last year.
  • With the Fed's latest 3.75% interest rate hike since March, Laurelhurst homes are still listed and for sale.

Here are some statistics sellers should consider when listing their homes for sale:
  • In Seattle, the number of homes sold above list price is down 62% from the previous year.
  • As interest rates rose, buyers became more conservative, resulting in fewer offers and some buyers offering below list prices.

For Laurelhurst sellers, the silver lining for sellers is that the median home price has increased by $475,000 as of October 2021.
